Residential & light-commercial electricians

Old wiring,
read properly
before it's touched.

We work on homes, flats and small premises: consumer units, circuit faults, rewires, lighting and outdoor power. Every job starts with a look at what's actually there, and a fixed price before anything is opened up.

  • 01Fixed written quote before tools come out — no hourly surprises.
  • 02Test results and a completion certificate issued for every circuit we alter.
  • 03Dust sheets, floor protection and a tidy finish, including lifted boards relaid.
  • 04One electrician stays with your job from survey through to sign-off.

In the field

Most of the work is unglamorous: isolating a board, testing each circuit end to end, and labelling it so the next person — or the next owner — can read it.

What we handle

Four lanes of work, and the scope of each

We deliberately keep the list short. These are the jobs we do week in, week out, so the quotes are accurate and the parts are usually on the van.

  1. Supply & consumer units

Replacing old fuse boxes and rewireable boards with a modern unit, correctly sized protective devices and clear circuit labelling. Includes the testing required to prove each existing circuit is safe to reconnect.

    • Board replacement
    • RCD / RCBO protection
    • Main bonding
    • Circuit labelling
    • Pre-change testing
  2. Rewiring & circuit work

Full and partial rewires, extra sockets where furniture has moved, dedicated circuits for ovens, showers and home offices, and tracing intermittent faults on circuits that have been added to over decades.

    • Full rewire
    • Part rewire
    • Socket additions
    • Cooker & shower circuits
    • Fault finding
  3. Lighting

Switching plans that match how a room is used, dimmable circuits that actually dim without buzzing, kitchen task lighting, stairwell and landing arrangements, plus replacing failed integrated fittings with serviceable ones.

    • Switching layouts
    • Dimming circuits
    • Task & under-cabinet
    • Stair & landing
    • Fitting replacement
  4. Outdoor & vehicle charging

Garden and garage supplies run in the right cable and depth, weatherproof sockets, outbuilding sub-boards, and home charge points with the load assessment that should come before one is quoted.

    • Armoured garden runs
    • Garage sub-boards
    • Weatherproof sockets
    • Charge points

Read the symptom

What you noticed, and what it usually means

Worth knowing before you call anyone. None of this replaces a test, but it tells you whether you're looking at a ten-minute job or a day's work.

What you noticed

A breaker trips the moment you plug in one particular appliance.

Likely cause

The appliance or its lead has a fault; the protective device is doing its job.

What we actually do

Test the circuit with the appliance removed, confirm the circuit is sound, and tell you plainly if the fix is a new appliance lead rather than electrical work.

What you noticed

Lights dim or flicker when the kettle or shower runs.

Likely cause

A loose connection, an undersized or shared circuit, or a poor supply connection.

What we actually do

Check terminations at the board and accessories, measure the voltage drop under load, and either tighten and retest or quote a dedicated circuit.

What you noticed

A socket or switch plate is warm, discoloured or smells faintly of plastic.

Likely cause

A loose terminal arcing behind the plate. This one does not wait.

What we actually do

Treat it as urgent: isolate the circuit, open up and inspect the accessory and cable ends, replace what has been heat-damaged, and check the rest of the circuit for the same.

What you noticed

Half the house went off and the board has a switch you can't reset.

Likely cause

An earth fault somewhere on a group of circuits sharing one RCD.

What we actually do

Split the circuits and test each one to find the fault, restore everything that is healthy the same visit, and leave the faulty circuit safely isolated until it's repaired.

What you noticed

Round-pin sockets, rubber-sheathed cable, or a wooden-backed fuse box.

Likely cause

Original mid-century installation. The cable insulation is likely past its service life.

What we actually do

Inspect and test a sample of circuits, then give you a written picture of what must be done now, what can be staged, and what is still serviceable.

If you can smell burning, see scorching, or a plate is hot to touch: switch that circuit off at the board and stop using it. Don't wait for a quote to do that part.

On the day

How a visit actually runs

So you can plan around it. For anything larger than a single accessory change, we'll confirm the sequence and the off-supply windows with you before the day.

  1. Arrival and a look round

We find the board, check what's feeding what, and agree where sheets and protection go before anything is carried in.

  2. Agreed isolation windows

Power goes off in planned blocks, not all day. If you work from home or have a fridge-freezer to think about, say so and we'll sequence around it.

  3. The work, then the testing

Installation first, then the test sequence on every circuit we touched. Readings get written down as we go, not reconstructed afterwards.

  4. Labels, certificate and clean-up

The board is labelled, the certificate and test schedule come to you, boards and carpets go back, and the offcuts leave with us.

Availability

Short visits, booked days, and urgent faults

Knowing which one you need makes the diary work for everybody. If you're not sure, describe the symptom in the form and we'll place it.

Half-day slot

Short visits

One circuit or one room. Usually offered as a morning or afternoon window within the current fortnight.

  • Extra sockets in a single room
  • Replacing failed fittings or accessories
  • Outdoor socket on an existing circuit
  • Single-circuit fault finding
Same or next day

Urgent faults

Triaged by symptom rather than by who called first. Heat, scorching or a dead board comes before convenience work.

  • Burning smell or hot accessories
  • Board that won't reset
  • No power to a whole floor
  • Water where cable shouldn't be
One to five days

Booked work

Surveyed first, then scheduled with the off-supply windows agreed in writing before we start.

  • Consumer unit replacement
  • Part and full rewires
  • Kitchen or extension first fix
  • Garage or outbuilding supply
By arrangement

Surveys & reports

For anyone buying, letting or staging work over a few years, with a written schedule of what to do and in what order.

  • Condition inspection and testing
  • Pre-purchase look at an older install
  • Staged upgrade plan
  • Landlord period inspections

Questions

The six we get asked most

Can I stay in the house during a rewire?

Most people do. We work room by room and leave at least one circuit live wherever it's safe to, so you keep a kettle, a fridge and somewhere to charge things. Expect dust, lifted floorboards and a day or two where the kitchen is awkward.

If the property is empty, the whole job usually runs faster because we can isolate more at once.

Do I get paperwork when the job is finished?

Yes. Any circuit we install or alter is tested and comes with a certificate and the test schedule showing the readings. It matters later: lenders, insurers and buyers all ask for it, and so does the next electrician.

Does a new consumer unit mean I need a rewire?

Not necessarily — but the board can't be changed blind. We test the existing circuits first, because a new unit with more sensitive protection will immediately reveal faults an old fuse box tolerated for years.

If the tests come back poor on one or two circuits, we'll quote those circuits rather than the whole house.

Can I have just part of the house rewired?

Often, yes. Kitchens, bathrooms and anything added over the years are the usual candidates. We'll tell you honestly when a part rewire is false economy — if the original cable is failing throughout, doing half now means paying twice for access.

How long is a quote valid, and what can change it?

Thirty days. The price holds unless we find something that was genuinely hidden — asbestos-era board backing, a buried junction box, or cable routes that don't exist where the survey suggested.

If that happens, work stops, you get a revised figure in writing, and nothing continues until you've agreed it.

Do you work on tenanted and let properties?

Regularly. We can arrange access directly with tenants once you've introduced us, keep appointment windows tight, and send the inspection report and any remedial quote to you as the owner or agent.

What do you need from me before you quote?

A description of the symptom or the work, roughly how old the property is, and what your fuse box or consumer unit looks like. Photographs of the board and of anything that's worrying you save a visit and sharpen the price.
